Landlord gas safety certificate (CP12): what you must do

If you rent out a property with gas appliances, the law requires an annual gas safety check by a Gas Safe registered engineer. The record of it is the CP12.

The legal duty

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must make sure every gas appliance and flue in a rented property is checked for safety every 12 months by a Gas Safe registered engineer.

Giving the record to tenants

Booking early

You can have the check done up to two months before it is due and keep the original anniversary date. That avoids the certificate lapsing if an appointment is delayed.

If an appliance fails

If an appliance is unsafe, it must be made safe, and the engineer will tell you what is needed. Letting a property with an unsafe gas appliance can lead to prosecution.
